5. Cancellation & Access Requirements

Clients are responsible for ensuring that the property is accessible at the scheduled inspection time. If access is delayed or denied, or if utilities are not activated, the inspection may need to be rescheduled and may incur additional fees. Cancellations made within a reasonable time may be accepted without penalty; last-minute cancellations may incur a fee.

6. Limitations of Home Inspection

A home inspection is not exhaustive. It is a limited, visual assessment of the property as it appears on the day of the inspection. The inspection will not include destructive testing, moving items, accessing concealed components, environmental testing, code compliance evaluation, or predicting future performance. We are not responsible for conditions that could not reasonably be observed, future failures, or issues arising after the inspection.

7. Limitation of Liability

To the fullest extent permitted by law:

  • Brothers Home Inspections PLLC shall not be liable for indirect, incidental, consequential, punitive, or exemplary damages.
  • Our total liability for any claim relating to an inspection or the website is limited to the amount paid for the inspection related to the claim.
